Abstract: This study uses a structured analysis to systematically examine demand factors needed to support any increase in supply of real estate space. The recent changes in population, employment, income and sales are compared with the record of seven major types of construction activity in a metropolitan area. A multiple regression model of economic-base variables and lagged construction activity identify the types of building activity that are not keeping up with economic-base variable changes, thus offering opportunity for new construction. The study results demonstrate the value in this method in searching for a metropolitan area and building type with the best construction opportunity.
